Property Managers and Community Boards of Directors:

Amazingly, Dominion Virginia Power and PEPCO are both still processing significant lighting rebate requests and issuing hundreds of thousands of dollars from their lighting rebate programs; these rebates are being sent to commercial property owners who replace outdated lighting technology with more efficient solutions and are reducing the cost of lighting purchases by up to 90% in many instances.  

Most of today's energy efficient lighting technologies, such as LED, will reduce power consumption by over 50% compared to legacy technologies, while extending longevity between 3 - 50 times.

While the funding of the current rebate programs has lasted longer than expected (significantly longer than the short-lived 2012 programs), like many other energy incentive programs in the US, these programs are scheduled to terminate whether or not the remaining funding is depleted over the course of the next year.

Successfully securing rebates has proven to be a highly technical process, requiring precision in recommended product and in documentation; there have been many rejected applications, particularly by Dominion Virginia Power, regarding installations that do not meet rapidly evolving specification requirements at the time of submission.

High Efficiency; Colonial Style

The mid Atlantic region in the US has wonderful colonial architecture.  Unfortunately, most properties with colonial style appointments run ancient lighting technology as well.  To address this issue, Green Light Energy worked carefully with our suppliers to create a custom set of colonial style lighting fixtures that run today's modern technologies (LED and Induction) while packaged in high quality, colonial housings.  These fixtures have been heavily scrutinized by Boards and Energy Committees in recent years in competitive bidding processes, and they have won all bidding process in which we have submitted them.

Green Light Energy Expands Relationship with IHOP




Since 2012, Green Light Energy has been helping IHOP franchisees substantially reduce their cost of providing lighting, while simultaneously significantly improving the amount of light provided in their parking lot areas.  More specifically, Green Light Energy has provided 300-watt high output induction fixtures to replace the 1,000 watt metal halide fixtures traditionally used by IHOP franchisees.

After three years of evaluation of the installed fixtures, IHOP franchisees have been realizing substantial cost savings and have been accelerating the rate of change over to lights provided by Green Light  Energy.  

Here is a recent testimonial we received in this regard this month (May 2015) from the general manager of an IHOP in Atlanta:


I am writing to thank you and your company for recommending induction lighting to me for my store’s parking lot on Thornton Road in Lithia Springs, GA.  As you know, my IHOP franchise is in a high traffic area near an interstate, and a well lit parking lot is important to attract customers and to enable them to feel safe when they visit us.  Your product has helped us improve our lighting and lower our costs at the same time.

You recommended that we replace our 1,000 watt metal halide fixtures with 600 watts of induction.  As you know, beginning in March 2011, we had to initially employ a piecemeal approach to implement your suggestion because of budget constraints, replacing some of the 1,000 watt metal halide lamps with just one 300 watt induction lamp from your company (instead of two).  Still, I think one of these 300 watt induction lamps nearly replaced the 1,000 watts of metal halide that we were running; I am very happy with them.

I am particularly happy about the longevity profile of induction; for years I have been paying an electrician $300-$400 nearly every month to change out a bulb and/or ballast in our old metal halide pole-mounted light fixtures; those old lights would also fade and flicker and were never uniform.  With the induction system and its 100,000 hour life, I no longer have the maintenance cost and the uniformity of light makes our store look fantastic at night.   I am glad that there is a ten-year warranty to protect my store’s investment.  My regional management shares these sentiments.  We have definitely saved thousands of dollars so far with the lighting you provided, while providing more light to our customers than we used to have.   

Our most recent purchase of lighting from you this past month will be followed by additional orders as we complete our changeover to what you have recommended.

Green Light Energy Announces Launch of Energy Audit Services

As an extension of the lighting assessment work that Green Light Energy has been performing for years for property managers, we now provide energy audits of all main building systems.

An energy audit is a review of a building’s heating, cooling and lighting systems, water consumption, ventilation, control systems, and the building envelope.   Energy used in manufacturing and production, "process" energy, may also be evaluated.

Energy audits are performed by engineers with significant experience evaluating energy systems in commercial, residential, and industrial facilities.

Green Light Energy has deep and broad energy auditing experience. Every building is different, and we understand and focus on that fact. We approach each assignment with the goal of finding energy savings opportunities for that particular building. We have worked with clients having a single building in one location or dozens of buildings nationwide. Our professional team has the skills and experience necessary to handle portfolio-scale assignments.

We offer a truly independent, unbiased perspective. We are not affiliated with any energy supplier, utility, or manufacturer. We do not perform energy audits with the intention of selling our clients more services at the end of the audit. We act independently and solely on behalf of our client’s best interest. As we focus on providing accurate, reliable, and thorough information, we uncover operational improvements that can have an immediate impact on the bottom line.

Energy audit reports provide a detailed description of the building’s energy-related systems, a list of opportunities for energy reduction, estimated implementation costs of energy cost reduction measures (ECRMs), and the financial metrics to aid the building owner with decision-making. Our reports can be either customized according to client needs, or standardized according to the ASHRAE (American Society of Heating, Refrigerating and Air-Conditioning Engineers) reporting model.

Our goal is to find ways to cut energy use and realize energy cost savings. We emphasize these results in our reports, together with the data and rationale that might be necessary to get senior management approval for projects our client wishes to pursue. Our energy audits typically identify cost reduction opportunities in the 5% to 20% range from improvements with less than a 5-year payback.

We perform energy audits for several building types and for LEED for Existing Buildings prerequisites and credits.
